Home maintenance checklists have a design problem. They list every task any home might need, so the first thing you do is skim past the pool chemistry, the septic pumping and the chimney sweeping — none of which you have — and by the time you've done that three times you've concluded the whole thing doesn't apply to you.

So this only produces tasks for the features you actually have, in the climate you actually live in. Tell it you have gutters, a furnace and mature trees, and it gives you those tasks. It won't mention the pool.

The output people find most useful is the annual hour count, and it's usually lower than expected — most homes land somewhere between eight and eighteen hours a year. That number matters because a plan that takes twelve hours a year gets done, and a checklist of eighty generic items does not.

Each task also states what happens if you skip it, which is the part that makes a maintenance list persuasive rather than nagging. Cleaning the dryer vent is dull. Cleaning it because lint in the duct is a recognised residential fire cause is a different proposition.

The twenty minutes that matter most

Two tasks on this list are worth more than everything else combined, and both take about ten minutes.

Test every smoke and carbon monoxide alarm, and replace the batteries. Then check the manufacture date on each one — alarm sensors expire, typically at seven to ten years, regardless of whether the battery is fine and the test button beeps. An expired alarm that chirps reassuringly when tested may not detect anything.

And make sure everyone in the house knows where the main water shutoff is and can actually operate it. During a burst pipe, the time spent finding the valve is the difference between a wet floor and a ruined ceiling. Try it now, when there's no water involved — old gate valves seize, and finding that out during an emergency is the wrong moment.

In a cold climate, fall is the season

Almost everything expensive that happens to a house in winter traces back to something not done in fall. Ice dams come from gutters that weren't cleared after leaf fall. Burst pipes come from hose bibs that weren't drained and pipes in unheated spaces that weren't insulated. No heat during the first cold snap comes from a furnace that wasn't serviced in October, when engineers were still available.

If you only do one season properly, make it that one. The fall list is short, entirely achievable in two weekends, and it's the highest-consequence maintenance in the calendar.

The tell for an insulation problem, incidentally, is ice at the eaves. Ice dams aren't a roofing fault — they're heat escaping into the roof space, melting snow that refreezes at the cold edge. Fixing the roof doesn't fix them; air-sealing and insulating the ceiling does.

In a humid climate, moisture is the year-round job

Hot and humid regions have a different shape of maintenance year. Condensate drains, indoor humidity, ventilation and exterior caulk matter more here than anywhere else, and they matter every month rather than seasonally.

The AC condensate line is the specific one worth diarising. Algae blocks the drain, the pan overflows, and it appears as a ceiling stain under the air handler — a common, entirely preventable, and surprisingly expensive claim.

Indoor humidity between 30 and 50% is the target. Above that you get condensation on cool surfaces and mould behind furniture on exterior walls, which is a problem you find long after it started.

The tasks worth paying someone for

Chimney sweeping and inspection, annually before the burning season, for any solid-fuel appliance. Creosote build-up causes chimney fires, which are fast, extremely hot, and spread into the structure.

Heating service before the first cold snap. Book it in early autumn — heating engineers become effectively unreachable for two weeks after the first hard frost, every single year, in every region.

Septic inspection or pumping, typically every three to five years depending on household size and tank capacity. A failed drain field is one of the most expensive repairs a property can have.

And on a two-storey house, the gutter clean. It's typically $150–300 and it removes the single highest-risk task on the list — ladder work at height accounts for a meaningful share of DIY injuries, and gutters are the reason most people are up there.

  • Book seasonal trades a month before you need them, not the week you need them.
  • Ask what's included — a furnace 'service' ranges from a filter change to a full combustion analysis.
  • Keep a simple log of what was done and when. It's useful at sale and useful for warranty claims.
  • Take photographs during any inspection you pay for. You're paying for the information as much as the work.

  • Time estimates are per occurrence for an average home. Larger properties scale roughly linearly.
  • Tasks marked as usually needing a professional are ones where the risk or the equipment justifies it, not ones that are technically impossible.
  • Frequencies are typical recommendations. Septic intervals in particular vary with household size and tank capacity.
  • This is a maintenance calendar, not a code compliance document. Local requirements for things like chimney inspection may be stricter.

Mistakes that cause rework

Each of these costs money or a whole weekend to undo.

Testing alarms but never checking the expiry date

Sensors expire at seven to ten years regardless of battery state. An alarm that beeps when tested may no longer detect anything. Check the manufacture date printed on the back.

Booking heating service after the first frost

Every engineer in the region is booked for a fortnight from the day it turns cold. Service it in early autumn and the appointment costs the same and happens immediately.

Treating ice dams as a roofing problem

Ice at the eaves means heat is escaping into the roof space. Replacing the roof doesn't fix it; air-sealing and insulating the ceiling does.

Skipping the dryer vent

Lint in the duct is a recognised residential fire cause, and the fire starts in the duct rather than the machine. It also roughly doubles drying times, which you'll notice long before anything else.

Cleaning gutters in spring only

The clean that matters is after leaf fall. Blocked gutters through freezing weather cause ice dams and water forced back under the shingles.

Not knowing where the water shutoff is

Everyone in the house should know, and should have operated it once. Old valves seize, and discovering that during a burst pipe is the wrong moment.

Safety & honest limits

  • Ladder work at height causes a meaningful share of DIY injuries. On a two-storey house, paying for gutter cleaning removes the highest-risk task on this list.
  • Any solid-fuel appliance needs annual chimney inspection and sweeping before the burning season. Creosote build-up causes chimney fires.
  • Never run a generator, grill or any combustion appliance indoors or in an attached garage, including during a power cut.
  • Private wells are not monitored by anyone else. Annual testing for bacteria and nitrates is the standard recommendation.
  • Know where the main water, gas and electrical shutoffs are, and make sure everyone in the house can operate them.
