Annual inspection applies to every chimney, fireplace and vent — including ones that were not used at all, because animals nest, mortar deteriorates and liners crack regardless of whether a fire was lit. Inspection and sweeping are different services: the inspection tells you whether sweeping is needed, and a sweep who arrives to sweep without inspecting has skipped the part that matters.

Two different things get sold under one name here, and separating them is most of the value on this page. An inspection establishes the condition of the flue, the liner, the damper and the connections. A sweep removes deposits. The first tells you whether the second is needed.
NFPA 211 — the standard for chimneys, fireplaces and vents — calls for an annual inspection of every chimney, including ones that have not been used, because animals nest, mortar deteriorates and liners crack whether or not a fire has been lit. Sweeping is on a different footing entirely: it happens when deposits warrant it, which depends on what you burn and how much.
That distinction matters because a sweep who arrives to sweep, does so, and leaves has skipped the part that finds the cracked liner. And a household burning gas, who reasonably concludes there is no creosote and therefore nothing to do, has skipped the inspection that would find the blockage causing carbon monoxide.
Creosote, and the fuel mistake behind most chimney fires
Creosote is what condenses on a flue wall when wood smoke cools before it escapes. It comes in three stages: a light soot that brushes off, a crunchy flaky deposit, and finally a hard shiny glaze that is the most flammable of the three and cannot be brushed out at all.
How fast it accumulates depends overwhelmingly on one thing, and it is not how often you light a fire. It is the moisture content of what you burn.
Green or unseasoned wood contains a great deal of water. Boiling that water off consumes the heat that should be driving complete combustion, so the fire burns cool, the volatiles do not burn, and they condense in the flue instead. The effect is not marginal — unseasoned wood deposits creosote at roughly two and a half times the rate of properly seasoned hardwood, which is why it is identified as the single largest contributor to chimney fires.
Seasoned means split, stacked off the ground, covered on top but open at the sides, for at least a year — two for oak. A moisture meter costs very little and reading under twenty per cent is the target. Wood sold as 'seasoned' frequently is not, and checking it yourself is the only reliable method.

The signs that override any schedule
Deposits do not accumulate evenly, and a calculated interval is a planning tool rather than a promise. Several observations should stop you using the fireplace regardless of when it was last serviced.
Smoke entering the room means the flue is not doing its job — a blockage, a closed damper, an animal nest, or a house sealed tightly enough that the fireplace cannot draw without make-up air. Whatever the cause, smoke in the room means combustion products in the room, and that means carbon monoxide.
Shiny, tarry deposits visible in the firebox or flue are glazed creosote. It is the most flammable stage and it cannot be removed by ordinary brushing — it needs chemical treatment or rotary removal by someone equipped for it.
Debris falling into the firebox means the liner or the mortar is deteriorating. A flue that is shedding material is not intact, and an unlined or failed flue lets heat and gases reach the surrounding structure.
Any of those means the next fire waits until someone has looked at it properly.
- Burn only seasoned wood under 20% moisture. It is the highest-value change available.
- Never burn treated timber, painted wood, plywood or rubbish — they produce corrosive and toxic combustion products.
- Leave an inch of ash as a base; it helps the fire but more than that restricts airflow.
- Fit a cap. It keeps out rain, birds and squirrels for a modest one-off cost.
- Fit a CO alarm in the room with the appliance, and test it monthly.
What an inspection actually covers
Inspections come in three levels and the difference is worth knowing before booking one.
A level one inspection is the annual standard where nothing has changed: a visual check of the readily accessible parts of the chimney, the firebox and the connections, confirming the structure is sound and clear of obstruction.
A level two adds a camera survey of the flue interior and covers accessible attic, crawl space and basement sections. It is required when an appliance is changed, after any operating malfunction or external event such as a chimney fire or earthquake, and on the sale of a property. If you have just bought a house with a fireplace, this is the one to ask for.
A level three involves opening up concealed areas and is reserved for cases where a serious hazard is suspected.
For a house where you do not know what the flue is lined with — common in older properties and in any house where an appliance has been swapped — the level two is where to start rather than the level one.
Choosing a sweep
This trade has a wide range of competence and some outright bad practice, particularly around unsolicited approaches and mould-style scare selling. A few questions separate them quickly.
Ask what certification they hold and by which body, and ask to see it rather than accepting a logo on a website. Ask whether the visit is a level one or level two, and what would take it to level two. Ask whether they will show you camera footage or photographs of the flue interior.
Most usefully, ask whether sweeping is actually needed this year or whether the inspection is sufficient. A competent sweep will sometimes say the flue does not need sweeping, and one who never says that is selling rather than assessing.
Be wary of anyone who arrives unsolicited, quotes a very low price to get in the door, or makes claims about the flue's condition before looking at it. The pattern mirrors the duct-cleaning trade closely, and for the same reasons.

Closing the damper on a warm fire
It forces combustion products into the room. Wait until the fire is fully out and the ash is cold.

Safety & honest limits
- A chimney fire can spread into the structure through cracked flue tiles or an unlined chimney, and it frequently does so without anyone realising the chimney fire occurred at all.
- Carbon monoxide from a blocked or deteriorated flue kills without warning. Fit a CO alarm in the room with any fuel-burning appliance and test it monthly.
- Never burn treated timber, painted wood, plywood, chipboard or rubbish. They produce toxic and corrosive combustion products that damage the flue as well as the people breathing them.
- Unlined masonry chimneys should not be used. Heat and gases reach the surrounding structure directly, which is both a fire and a CO risk.
- Chimney work at height is genuinely dangerous. Ground-level inspection with binoculars is the homeowner's limit; anything on the roof belongs to someone equipped for it.
